Geothermal heating and cooling systems radically differ from what most people would consider “traditional” heating and cooling options. For example, a gas furnace will ignite and burn gas fuel (usually natural gas or propane) to generate heat that is then moved around the house using a heat exchanger and blower motor. While this process works, it creates carbon emissions and isn’t the most efficient.

For properties that draw water from an on-site well, an open-loop system may be the best option. Open loops pump groundwater from your well into the system to use as a heat exchange fluid, discharging it back into the ground at the end of the loop cycle. These systems are highly efficient and cost-effective where clean, abundant groundwater is accessible. 

If your property does not have a well (or the well isn’t easily accessible), you’ll likely need to rely on a closed-loop system. There are two primary types of closed loops: horizontal and vertical. Horizontal closed-loop systems bury an extensive grid of pipes in long trenches about four to ten feet below the surface, depending on conditions. This option works best for properties with ample land area and loose, workable soil. Vertical closed-loop systems, on the other hand, are designed for smaller lots or urban properties where available land space is limited. These systems require drilling deep boreholes, sometimes as much as a few hundred feet into the ground. This makes them more complex to install, but highly efficient and space-saving.

For starters, we recommend installing geothermal HVAC with new construction because the construction process is by far the most practical time to complete this installation. Closed-loop geothermal heating and cooling systems require installing large pipe loops, and this could involve trenching a significant land area or boring deep into the earth. Sometimes this can be done immediately beneath your home’s foundation, and that might mean completing this process before the foundation is built.

While this initial installation process can be difficult, the added cost typically pays for itself in savings. Because temperatures and conditions underground are generally stable and consistent, geothermal heating and cooling are generally highly efficient all year long.
